Is Your Business' Driveway Wearing Down?

Driveway repair in Maryland

Taking care of your business’ driveway is vitally important. The driveway or parking lot is the first thing your customers see when they arrive, and it’s used many, many times in one day. Now that the snow and ice have finally melted off the lot, you’re going to be surprised by the amount of damage that may not have been there before the snow fell. It’s impossible to avoid this situation, especially when living in a climate with extreme weather conditions. The freeze/thaw cycle causes water that has seeped into your driveway to expand and contract, damaging the surrounding materials. Regardless of whether your driveway is concrete or asphalt, it’s going to age and crack as the materials break down. It’s inevitable. However, there are some things you can look out for in order to remedy any damages before they can get much worse.

Linear Cracks

It’s common for hairline cracks to appear on a driveway, as natural aging and weather take their toll. These cracks can continue spreading and deepening, which can lead to much larger problems down the road. As dirt and water work their way into the cracks, they slowly expand, and the water, when it freezes, can separate the driveway even further. In cases with deep, linear cracks, simply putting an asphalt overlay atop the drive won’t solve the problem. The cracks will actually work their way up through the new layer, causing the exact same problem to occur. Rather than attempting this, hiring a professional concrete specialist to clean the cracks to remove any debris and then filling them with a hot sealer is going to be your best option.

Alligator Cracks

Alligator cracks, also known as spiderweb cracks, are characterized by their resemblance to a spiderweb or the scaly skin of a reptile. This sort of damage indicates that the top layer of the driveway is failing, either because of excessive use of sealers or simply an inferior asphalt installation. The best solution for this sort of problem is to actually remove the crack-filled asphalt, recompact the aggregate, and fill in the area with new material. Then, an overlay is applied to the entire driveway, ensuring that any work done blends in with existing material.

Buckling Asphalt

In states that experience snowfall and freezing, like Maryland, a buckling driveway can be caused by what is known as “frost heave.” This occurs when the soil beneath the driveway is saturated with water, and then freezes. This ground expansion can cause the driveway to move and buckle, causing a wavy, uneven appearance. This sort of damage can also be caused by very heavy vehicles or machinery. In this case, the buckling is caused by excessive weight on the surface of the drive, which can lead to ruts in well-traveled areas. The best way to resolve this issue is to replace or patch the damaged area, and then to apply an overlay to the entire driveway, as before, to ensure that the new work matches existing material.

Driveways are a big deal. They’re important to making a good first impression, and they’re going to be used quite frequently. Damage to your driveway can be a major blow to your business’ ability to thrive. When you’re ready to schedule a consultation for your damaged driveway, contact DC Generals today!
